- What is Gulf Coast Concierge Management?
- Gulf Coast Concierge is a Real Estate Management Company that specializes in Property Management. We manage vacation condo rentals, condominium associations, HOA’s multi-family and commercial.
- How and when will I be paid?
- At the end of each month, we will generate a statement with a detailed account of rental revenue and expenses. Statements, revenue and /or invoices will be sent to each Partner with 15 days.
- Are there any items that a vacation rental unit requires in order to be a successful rental?
- Our experience and research indicates that the more successful rentals have the following: cable, multiple televisions, DVD players, high-speed internet, patio or balcony furniture (non-plastic), and video/DVD rental access (we are getting quotes for DVD rentals).
- When can I use my property?
- As Owner, you have first choice of times to occupy your home. We will block those times for you or you may make reservations online. Please note: we will not cancel or transfer a renter upon confirmation of his/her reservation. It is crucial that you abide by the check-in/check-out times as well when there are Renters in your rental unit before and/or after you.
- Why do I need a locked Homeowners closet?
- This secures the storage of items such as linen, toiletries, food, liquor, sentimental items, etc, that you do no want used by Renters.
- How do I make sure that Renters do not make long-distance or 1-900 calls on my telephone?
- We recommend our Partners invest in all-inclusive plans such as, Vonage, SBS’s Flat fee long distance service etc. In addition, 1-900 numbers may be blocked through your provider.
- May I implement rules for my condo?
- Absolutely! The following is a list of issues you may want to discuss upon signing Gulf Coast Concierge’s Partner/Management contract; smoking/non-smoking, pets, how many people you will allow to rent your unit, age restrictions, parties, student groups, etc.
- Are there insurance requirements?
- Yes! Partners are required to provide proof of insurance upon joining the rental program. The standard requirements are as follows: General Liability Insurance-minimum $500,000 (w/Gulf Coast Concierge listed as the certificate holder) which is in addition to required Property Insurance.
- What are the general furnishing guidelines?
- Today's guests not only want clean and comfortable accommodations, they also want a sense of style in their vacation rental home. Design and furnishings are a critical part of creating a place where people want to spend their free time. This means not stocking your rental home with eclectic furnishings found in your attic and/or basement. Remember that vacation renters want to be thrilled when they walk into your condo or home. In general, the décor of your vacation rental should follow a consistent theme throughout the home. Generally, fewer furnishings are better than too much. There should not be a cluttered feel to living space. It is imperative that you select the right furnishings for the job. This means choosing durable items that can withstand the wear and tear of a vacation rental property. The life of any item will vary depending on quality.
